Non-performing Note secured by an industrial building in Champaign, IL

The loan was originated on February 23, 2006 in the amount of $8,854,000 for a 10- year term maturing on March 11, 2016. The loan required monthly interest only payments based on a fixed 5.71% rate, with monthly payments equal to $42,130 per month for a 120-month term with a balloon payment at maturity.  Foreclosure proceedings have commenced and a receiver was appointed in March 2017.

 

The single-tenant, industrial property was constructed in 1996 and contains 182,084 sf of rentable area on 30.00 acres with 156 parking spaces.  The property is 100% occupied via NNN lease through November 2020, with four 5-year extension options.  The tenant, which is a publicly traded company on the NYSE has a Moody’s credit rating of A3 and S&P rating of A.  They have occupied the space since construction in 1996.  The property is conveniently located in close proximity to I-57 and I-74.
