University Flats Phase I, a 93-unit, 262-bed REO student housing asset located in Greeley, Colorado, sold through auction in April 2026 at a 6.52% cap rate. Through digital advertising, email marketing, listing syndication, and our proprietary investor database, the asset generated 110 executed confidentiality agreements, 17 qualified bidders, and nearly 9,000 listing views.

How Marketing Converted Into Bids

Using RI Marketplace's new full-funnel attribution platform, every buyer interaction was tracked from first touch to final bid. The data revealed that both the winning bidder and the underbidder were sourced directly through marketing efforts. The winning bidder first engaged through a ConnectCRE listing referral before returning through marketing email, while the second-place bidder became a net new contact through a paid Meta campaign. Both investors progressed through the marketing funnel before actively competing in the auction, driving the asset to a $15.95 million sale, 118% above reserve $2.45M above the seller's floor.
