Originally built in 1976 and renovated in 1988, the Property totals approximately 645,286 SF of gross leasable area, of which 454,221 SF is owned and a part of this offering. Dillard's (150,740 SF, owned) anchors the Mall alongside shadow anchors JCPenney (109,588 SF), Belk (81,219 SF) and is complemented by in-line tenants including Old Navy, Hibbett Sports and Bath & Body Works, plus outparcel tenants Ollie's and Up 2 U Entertainment. Demonstrating continued reinvestment in the submarket, Academy Sports + Outdoors opened a new, ±55,000 SF standalone store in October 2025 on the former Sears Parcel, and Dougherty County has separately approved a ±44,000 SF, $2.9 million SPLOST-backed entertainment complex for the remaining portion.
