Occupancy is secured by a 10-year NNN lease that commenced in September 2024 and runs through August 2034, with two 5-year renewal options and fixed 3% annual increases. The sale includes owned fixtures and equipment, POS hardware, inventory, recipes and the Simply Sweet trade name, with any lease assignment subject to the lease’s transfer provisions. Location
Simply Sweet occupies Unit P-50 at the entrance to Fishermen’s Village, 1200 W. Retta Esplanade, on Charlotte Harbor about half a mile west of US 41 and Marion Avenue. Every visitor heading to the center’s 30+ shops, five waterfront restaurants, 47-key hotel and marina passes the storefront. Downtown Punta Gorda and the Harborwalk are a short walk east along the water.
