Despite the density and strong day population (87,000 in 1.5miles), retail is dramatically underserved here in most retail categories. 3 mile density is 451,200, with 45.3% Hispanic makeup and median incomes of $77,861.
• EXISTING RETAIL ANCHORS: In the trade area include Menards, Burlington, Home Depot, Walmart and Aldi. The main retail hub is the intersection of North, Grand and Kostner carrying a combined +/-45,000 VPD at the six (6) way intersection. Mid-box, power centers do not exist, and most bigger boxes are freestanding with or without outlots. Few major grocers serve the trade area and medical, entertainment and fitness uses are also underrepresented.
