Roughly 5.4 years remain on the current term, with three five‑year options that carry occupancy through January 2047. Rent is the number that matters. At $5.01 per square foot, roughly a third of what small‑format retail commands in most markets, the payment is easy for the tenant to justify at renewal and easy for the market to replace if it ever came back.
