Investment Overview

Desert Vista Village is an All-Age Community located in Tucson, Arizona. The Park consists of 25 MH/RV Sites and 15 Apartment Units. The Park was originally built in approximately 1950 and sits on approximately 2.07 acres. The Community is on All City Services. Electric and Gas are Direct Billed to Park tenants. The Sites offer 50 AMP Electrical Service to Pedestal Units. Water is included with rent and there is a Flat Monthly Fee for Sewer ($18), Trash ($8), and Washer ($10 for five MH tenants). The Apartments are master metered for Electric, Gas, and Water and these utilities are included with rent. There is a Flat Monthly Fee for Sewer ($18) and Trash ($8). Responsibilities include; the execution of new leases, new tenant arrivals, answering questions and communicating with tenants, providing daily updates and activity reports to ownership, cleaning units and maintaining the common areas. Ownership runs the background checks and manages all accounting/bookkeeping procedures (Rent Manager). The next Rent Raise is scheduled as follows; $15 per Month for the Apartment Units beginning July 1st, 2026, $25 per Month for the RV Sites beginning August 1st, 2026, and $25 per Month for the MH Sites beginning September 1st, 2026. Recent Capital Improvements include a detailed renovation of two Apartment Units, new Flooring in another Apartment Unit, new Appliances in serval Units, the replacement of underground Plumbing in a large section of the Park (Sites 11-13 & 19-25), new Gravel on the roads and in additional sections of the Park, detailed Landscaping & Trimming, and exterior Painting and trim work (approximately $60K).
