Fully leased shopping center in South Augusta. This 6,000 square foot neighborhood center features three units all leased below market rates. The main 3,600 SF grocery store space (Suite A) moved out on12/31/25 after operator retired. Space was leased in less than 45 days. A church occupies Suite C and has since March of 2025. They recently expanded and extended their lease to include Suite B. Lease rates are all at least 20% below market rates providing substantial upside to a new owner. All leases have annual bumps to the base rental rate. All leases have strong personal guarantors. The grocery store tenant is a NN lease with them paying 60% of the property tax, insurance, and water bill. The church pays 40% of the water bill. Site has a large parking lot and excess land. A brand new monument sign was installed in February 2026.
