Investment Overview
Southwest Cherokee County has very few large GC-zoned sites that already work as outdoor storage yards, and this is one of them. 6549 and 6553 Bells Ferry Road offer about 10.41 gross acres, with about 7.75 usable acres, of General Commercial (GC) land on Bells Ferry Road in Woodstock, Georgia. The owner uses the site today as an operating yard for heavy equipment storage, tractor-trailer parking and material storage. Contractors, fleet operators, equipment dealers, landscape companies and other commercial users who need room to stage, store and move large vehicles and materials would find it hard to locate a comparable site.
The site has a lot of usable land, an existing yard layout and direct access to Bells Ferry Road, which carries more than 25,000 vehicles per day. That gives a buyer an established, functioning site and avoids the time, cost and entitlement risk of building a new yard. GC is the highest-and-best-use zoning for the site and allows a wide range of commercial uses. Buyers can keep the property in its current use or reposition it to fit their operations.
The property sits just north of the Walmart Supercenter retail node. It has quick access to State Route 92, which connects to I-575 (Exit 7) and I-75 for regional truck and equipment movement. The Bells Ferry Road corridor is also getting a major upgrade. GDOT's roughly $50.5 million project is widening Bells Ferry Road to a four-lane divided road, adding capacity and improving access throughout the area.
