Fitness, fast food, drive-thru, convenience, automotive and discount uses are excluded — a restriction that protects the buyer's own investment as much as it defines it.
Waco has grown every year of this decade, to 147,788 residents, and the metro absorbed $765 million in visitor spending in 2023. Home Depot, Lowe's, Academy Sports, Chase and Crunch Fitness all sit within a half mile of this pad. The trade area is proven. The site is the last one in it.
