Investment Overview
This offering presents a portfolio of two operating laundromat businesses and their underlying real estate in Aurora, Nebraska (1003 Q Street) and York, Nebraska (125 W 2nd Street), offered together at $1,650,000. Each location generates multiple revenue streams, and the portfolio is offered only as a package; locations are not individually priced or offered separately.
The Wash House at 1003 Q Street in Aurora occupies a multi-tenant building on a busy commercial corridor, where the laundromat is joined by a national telecommunications tenant and an approximately 1,000 SF suite that is vacant and available for lease-up. The Washing Well at 125 W 2nd Street in York is a free-standing laundromat that was renovated and roughly doubled in footprint after the current owner acquired it in January 2025, with an added enclosed Nebraska-regulated skill-game area. Combined, the two sites carry 33 installed washers and 34 dryer pockets for 67 machine openings, and an additional large-capacity washer plus two dog wash stations have already been purchased and await installation.
Income is diversified across laundry cash, PayRange cashless payments, Nebraska-regulated skill-game receipts and rent from the national telecommunications tenant. Offered at $1,650,000, all cash to seller at closing; seller financing is not contemplated. Real estate, equipment, business assets and goodwill are included, with allocation to be documented in the purchase agreement.
Detailed financials, tenant information, the confidential offering memorandum and the SBA 7(a) lender package are available to qualified parties upon execution of a confidentiality agreement. Contact Amy Brown, eXp Commercial / Avion Advisory Group, at (308) 631-4072.
